Home Warranties: Not Always the Hero They’re Advertised to Be

If you’ve ever bought a house, chances are someone, somewhere, tried to sell you on a home warranty.

“Peace of mind!” they say.

“Save thousands!” they promise.

And to be fair, there are a few pros. But after 13 years in real estate and mamy more years running short‑term rentals, let me tell you, home warranties are not always the cape‑wearing superhero swooping in to save the day. Sometimes they’re more like that flaky friend who swears they’ll help you move and then shows up too late with nothing but a half‑eaten pizza.

 

The Pros (Yes, there are some)

 

Budget-friendly for surprises – If a major system goes out in the first year, it can feel amazing to call a number and not pay full retail for a repair.

Some coverage beats none – For first-time homeowners, especially on a tight budget, a warranty can offer psychological comfort while you learn the ropes.

Great on paper – They sound fantastic in a closing packet and can even be a nice incentive if you’re selling a home.

 

The Cons (Where reality sets in)

 

Fine print nightmares – What they cover versus what they don’t cover often reads like a legal novel with plot twists.

Slow response times – Repairs aren’t always “immediate.” You’re at the mercy of their preferred vendors and their schedules.

Questionable vendors – Not every contractor who shows up is someone you’d personally hire.

The dance of approvals – Expect multiple calls, hold music, and waiting for someone to “authorize” the obvious repair.

 

 

Residential Home vs. Investment Property: A Tale of Two Warranties

Here’s where it gets real. Let’s say you’re buying a home you plan to live in. If the dishwasher goes out and you have to hand‑wash for a few days, is it annoying? Yes. Is it a disaster? Probably not. You can work around it.

 

But now let’s talk about an investment property, especially one you’ve put on Airbnb or VRBO. Picture this:

 

It’s the peak of July.

Your beach house is fully booked with a family of twelve who drove nine hours for a vacation they’ve been dreaming of all year. The AC goes out. You call your home warranty company, they cheerfully open a claim, and then… crickets.

 

They send a tech “sometime in the next 72 hours,” and now you’re scrambling:

 

  • Moving guests to another property (if you even have one).
  • Issuing refunds.
  • Watching your five‑star reviews swirl right down the drain.

Because I’ve been there, and I’ve watched clients go through the same nightmare—while holding on a warranty company’s line, praying someone, somewhere, actually shows up with a new compressor before the guests turn their vacation into a TikTok cautionary tale.

 

Why Home Warranties and Short‑Term Rentals Don’t Mix Well

 

Short-term rentals are a hospitality business. Speed, reliability, and responsiveness are everything. A warranty company’s 3‑day repair window doesn’t cut it when you have same‑day turnovers and guests expecting hotel‑level service.

Instead, many of us in the vacation rental industry build our own Rolodex (okay, fine—Google Contacts) of trusted local vendors. Yes, you pay full price. Yes, it stings in the moment. But the AC is back on that day, your guests stay happy, and your reputation stays intact.

 

The Bottom Line

Home warranties can be helpful in certain situations—particularly for a primary residence where a little waiting won’t ruin anyone’s week. But if you’re buying an investment property with plans to rent it short-term? Proceed with caution.

 Ask yourself:

 

  • Am I willing to risk delays?
  • Do I have backup plans for guests?
  • Is saving a few hundred dollars worth potentially losing thousands in refunds, bad reviews, and gray hairs?

 

In my experience? A home warranty is not a magic shield. It’s more like an umbrella with a few giant holes in it. It makes you feel as though it might keep you mostly dry, but don’t be surprised if you get a little soaked.

If you’re in the short-term rental game, skip the warranty, find a great local HVAC tech, plumber, and electrician, and keep their numbers on speed dial. Your future self (and your guests) will thank you.
