When searching for your perfect condo or home, there are always 3 big questions we need to ask.:
1. Is this property governed by an HOA and if so, what are the fees?
2. Is the HOA self-managed, or have they hired a professional management company to oversee the HOA?
3. Are their budget and reserves in good standing?
An HOA's budget and reserve fund are crucial factors to consider when purchasing a property within a complex for several reasons:
1. **Financial Stability:** The budget reflects the financial health of the HOA. A well-managed budget ensures that the association can cover ongoing expenses such as maintenance, utilities, and insurance without financial strain.
2. **Amenities and Services:** The budget outlines the costs associated with community amenities and services. Understanding the budget helps you assess the quality and availability of shared facilities like pools, landscaping, security, and more.
3. **Future Expenses:** An adequately funded reserve is essential for covering major, long-term expenses such as roof replacements, repaving, or structural repairs. It ensures the HOA can handle unforeseen or planned large-scale projects without imposing special assessments on homeowners.
4. **Property Values:** A financially stable HOA with a well-maintained property contributes to the overall desirability of the community. This, in turn, can positively impact property values.
5. **Avoiding Special Assessments:** A well-funded reserve minimizes the likelihood of special assessments. Special assessments are additional charges levied on homeowners to cover unexpected expenses when the reserve is insufficient. Knowing the reserve's status helps you anticipate potential financial burdens.
6. **Transparent Governance:** A clear and detailed budget demonstrates transparency in the HOA's governance. It allows homeowners to understand where their fees are allocated and how the association plans to manage its finances. Any HOA worth their weight in salt will hire to have their finances audited by a 3rd party regularly.
When considering a property within an HOA, reviewing financial documents, including the budget and reserve study, provides valuable insights into the community's financial stability and its ability to maintain and enhance common areas over time.
