Showing an investment property during peak season is not for the faint of heart. While the fundamentals—ensuring the property is clean, fresh, and welcoming—are important, the real challenge comes down to one thing: flexibility.
From a real estate perspective, it’s about helping potential buyers see the property’s value—sometimes even when you’re squeezing in a showing during a two-hour booking turnover window. It’s not always picture-perfect, and you may have to overlook the occasional mess to focus on the property’s bones, and long-term potential.
But I also approach these situations from a vacation rental management standpoint. I understand the operational side—how bookings, guest experiences, and peak-season logistics work together. Successfully navigating showings during this time requires balancing the needs of current guests while ensuring potential investors see the true income-producing possibilities of the property.
It’s not always easy, and you’re often flying by the seat of your pants—but when you know both sides of the business, you know how to make it work.
